Start with the reason
Most buyers abroad arrive with a place in mind because a relative or a video mentioned it. A better starting point is the reason you are buying: a home to live in, a base for visits, a rental, or a long-term hold.
Each of the four areas we cover answers one of those reasons better than the others.
If you will live there: East or West Cairo
East Cairo is the busier, more commercial side, with offices, universities and hospitals close by. West Cairo is greener and calmer, with more villas and townhouses.
The honest test is your daily routine. Where will you work, where will children go to school, and how often will you cross the city? We map that with you before we show a single unit.
If you are holding for the long term: the New Capital
The New Capital is a city still being completed. That is its appeal and its risk: you buy early, and you wait for the neighbourhood to fill in.
It suits buyers who do not need to use or let the property immediately. We show you what is finished today, on camera, so the decision rests on what exists and not on a brochure.
If it is a second home: the Coast
The North Coast is seasonal and at its best in summer. Ain Sokhna is closer to Cairo and used all year. Both can be let when you are away, and both need someone on the ground to manage them.
Ask yourself how many weeks a year you will really be there. That number decides whether a coastal home is a pleasure or a cost.
What we do next
Book a first call and tell us the reason. We will narrow four markets to one or two, and then to a shortlist you can tour by video.
